Contract Terms and Conditions
Please ensure that you have read and fully understand these booking terms and conditions as they form the contract between us when booking your holiday. In this document when we refer to ‘You’, this is the person/guest making the booking to rent the accommodation. When we refer to ‘The Owner’, this is The Owner of, Springbrook Bungalows Holiday Rental Home.
Bookings are subject to the following terms and conditions.
- A contract between You and The Owner will come into existence when payment is received, and a booking confirmation is issued showing the confirmed holiday dates.
- The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the Holiday Rental Agreement set out in these Contract terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
- A third party cannot make a booking for you. The first guest named on the booking form must be the person making the booking and all guests in your party must be named on the booking form.
- The guest may be asked to provide a form of identification with their booking such as a copy of a passport, UK driving license.
- You must notify the owner of the date of birth of guests under the age of 18.
- The Owner cannot accept a booking where there is a child under the age of 3 years old as there is no equipment suitable for this age group in the property.
- The Owner may request a refundable damage deposit of £300.00 at the time of paying the balance of your holiday.
- The full cost of your holiday is due at the time of booking if the dates of your holiday are within the next 10 weeks including a refundable damage deposit of £300.00 if requested.
- For holidays booked more than 10 weeks before the check in date a non-refundable deposit of 25% will be due to secure your chosen dates.
- The balance must be paid no later than ten weeks before the commencement of your holiday with the refundable damage deposit of £300.00 if requested. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the remaining outstanding balance.
- All cancellations must be notified in writing. If you cancel your holiday more than 10 weeks before it is due to start, then your 25% holiday deposit will be forfeit.
- If you cancel your holiday after you have paid your balance or less than 10 weeks before the holiday, then the full balance remains due and is not refundable, however if you have paid a refundable damage deposit this will be refunded in full upon cancellation of your holiday.
- We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
- No parties or events are permitted – the maximum number of persons using the accommodation at any time must not exceed 4 persons, and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
- You cannot place a booking which includes an infant under 3 years old.
- If you want friends or family members to visit the property during the period of your booking, but not overnight, you must seek the approval of the owner.
- Bookings are not accepted from persons under the age of 21 years old.
- The owner reserves the right to refuse a booking without giving any reason.
- The owner or their representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. Unless there is an exceptional circumstance to do so, the owner would contact the guests before doing so, giving as much notice as is reasonably possible.
- Check-in commences at 15:00 hours unless otherwise agreed and guests are required to vacate the rental property by 11:00 on the day of departure. This allows for an enhanced cleaning process to take place for the next guests.
- The Owner will message You with the Key Code for Self Check-In before 15:00 hours on the day your holiday is due to start.
- The Owners might be able to consider early or late check-in/out dependent on others bookings and allowing time for an enhanced clean.
- For security reasons the outside of the premises is monitored by CCTV cameras.
- Guests are not permitted to ‘turn off’ CCTV cameras or wi-fi which will result in immediate termination of occupancy and forfeiture of all payments and this is strictly adhered to.
- Pets, vaping, smoking, illegal and immoral activities anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused by these activities will be at the expense of You.
- The following items which the guest may bring to use at the rental property are banned and cannot be used on the premises. These include, but are not limited to, air fryers, camping gas stoves, portable wok stoves, other portable grills and cooking equipment, stoves, BBQs, electric fires, or any other electrical equipment or candles. This must be strictly adhered to and the guest will be responsible for damage caused by use of equipment not provided by the owner used on the premises during the duration of the booking.
- Electric Cars – At the time of booking the guest must notify the owner of their intention to make use of the electric at the premises to charge their vehicle. The guest will pay the owner a fee for the use of The Owners electricity, dependent on the current cost of electric charged by the utility supplier to the property. The guest is not permitted to charge a vehicle without permission from The Owner and without paying the pre-agreed charging fee.
- Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by You, or any member of your party and agree to indemnify The Owner in full for any loss that may incur as a result.
- The Security Deposit of £300.00 which is required when booking will be returned within 14 days of the end of your holiday, less the cost of damage/breakages.
- Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any minor accidental damage or breakages during your stay, we would be grateful if you could report them promptly before check-out. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage.
- The owner will notify the guest of rubbish/trash collection days and may collect the bins to put at the roadside for collection during the guests stay. On arrival at the property guests will find details in a helpful booklet for use of the bins.
- Please do not move any furniture from one room to another or outside.
- Please lock the doors and close the windows when you leave the property unoccupied.
- Please make sure you switch off lights, or any electrical appliances when you go out – we’re an eco-friendly holiday home.
- The property is heated by a Smart Heating System which is controlled automatically, by sensors and remotely. The guests can request The Owner to adjust this at any time during their stay.
- The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
- Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
- The guests cannot in any circumstance re-let or sublet the property, even free of charge.
- The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery, or appliance at the property. The guest shall notify the owner immediately it is noted that an item may have a fault and the owner shall seek a repair or replacement for the use of the guest as soon as reasonably possible.
- No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
- The owners are not responsible for the loss of any personal belongings or valuables of the guest.
- All inventory must remain in the property and not be taken out of the property.
- Guests are responsible for the safety and security of their children at all times and must not leave children unsupervised.
- There is one designated parking space on the driveway. Ensure cars do not block access to other properties. There is additional free parking alongside the left side of the cul-de-sac when entering the road where the property is situated up to the driveway of the property but not beyond or to the right of the cul-de-sac as this is privately owned by other homeowners and you will be asked to move.
- For the continued enjoyment of the community quiet hours are between 11pm and 7pm and all guests are asked to observe this condition.
- We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort, or health of others.
- Check-out – no later than 11am. It is appreciated if you leave the premises in the condition, you found it, leaving used towels in the bath. Our cleaners will strip the beds and carry out an enhanced clean once you have departed in readiness for the next guests. Please lock the windows and doors on departure and leave the keys in the safety lock box at the property.
- Any problem or complaint which the guest may have relating to their holiday must be immediately reported directly to the owner or the owner’s representative during the period of holiday, who will endeavour to put matters right. Any complaints not reported to the owner or the owner’s representative at the time and only reported after the guests booking has come to an end will not be considered by the owner or the owners representative.
- The owner reserves the right to make reasonable amendments or additions to these terms and conditions without notice.
- The property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
